Specification Checklist
Specify BREEAM scheme (UK New Construction, In-Use, etc.) and target rating.
BES 6001 framework or equivalent third-party verified responsible sourcing.
FSC or PEFC certificate per supplier, with valid certificate number on every invoice.
Specify percentage targets for credits (typically 10–25% by mass for higher BREEAM scores).
EPDs (Environmental Product Declarations) per EN 15804 for major timber elements.
Distance from project for transport credits where claimed.
Procurement reconciliation log per supplier, signed off by sustainability champion.

Common Errors
Specifying "BREEAM-compliant timber"
Correction: Vague — explicitly state required tier (BES 6001 Tier 2, FSC Mix, etc.) and evidence requirements.
No reconciliation process
Correction: BREEAM assessors require documented evidence of every delivery. Specify monthly reconciliation in tender.
Missing EPDs
Correction: For higher BREEAM ratings, EPDs are needed for major timber elements. Specify per EN 15804.
No fallback for non-compliant material
Correction: Specify what happens if certified timber unavailable — replacement or offset, with cost responsibility.

Frequently Asked
Mat 03 (Responsible Sourcing) directly. Mat 01 (Life Cycle Impact) indirectly via embodied carbon. Mat 04 (Insulation responsibility), Hea 02 (Indoor Air Quality), and Wst 01 (Construction Waste) all benefit from timber specification.
Both are accepted. BREEAM 2018 considers FSC and PEFC equivalent for Mat 03 evidence. Specify both as acceptable to maximise supplier flexibility.
For BREEAM Outstanding, yes. For Excellent and below, EPDs are recommended for major structural elements but not mandatory. Include EPD requirement in tender for higher rating projects.
